A Bit About Me

Paul combines deep experience in architectural design, real estate acquisition, and land development, bringing a well-rounded, practical perspective to every project he takes on. With more than three decades in the industry—as a BCIN-certified designer and active real estate professional—he approaches each assignment with a grounded, pragmatic design philosophy that balances aesthetics, constructability, and financial feasibility. He is particularly skilled at shaping designs that respond to real market conditions and end-user needs, ensuring that projects are not only visually appealing, but also buildable, leasable, and attractive to lenders and investors.

 

Over the course of his career, Paul has worked extensively with private owners, builders, and developers on residential, commercial, and multi-unit projects, including seniors’ housing and infill developments.

 

His detailed understanding of municipal by-laws, zoning frameworks, severances, minor variances, and subdivision processes allows him to guide clients from site selection and feasibility analysis through to approvals, detailed design, and construction. This includes advising on site layout, density potential, and phasing strategies, as well as helping clients understand how planning constraints and building regulations affect project value and risk.

 

Because he operates at the intersection of design and real estate, Paul is adept at translating planning policy, by-law requirements, and market realities into clear, actionable options for his clients.
